"DO" DICLOSE EVERYTHING... and I mean EVERYTHING to your loan agent!

- Things to disclose - other properties and fees NOT associated with your new purchase - Is the property going to be put in a trust - child support - tax liens - all marriages - bankruptcy - divorce(s)  

Generally, ALL of these items can all be handled during your sale, IF you disclose them upfront. These items can take the TITLE Company many days to sort out.

IF not disclosed upfront, these items can KILL your sale, throw your deal out of contract due and could cause your buyer $$$.  

IMPORTANT - 6 MONTHS BEFORE YOU BUY - DON'T DO'S

If you're thinking of purchasing a home in the next 6 months... and plan on getting financing from a bank, you can KILL your new purchase by doing any of the following.  

"DO NOT DO"... THE FOLLOWING:  

- DO NOT buy a new car or large purchase - DO NOT open new credit card accounts - DO NOT take out new loans - DO NOT move money between accounts (bank, stock, ira), or anywhere for that matter
- DO NOT charge up your credit cards (Credit cards best usage is 30% or less of each card balance - Helps with BEST credit score!)  

WHY? Lenders (Banks) DO NOT LIKE IT anything on the "DON'T DO" list.

Here's what the banks can do, if you do any of the following.  
- Not give you the best loan program - Charge you a higher interest rate - REQUEST a HUGE paper trail
- Deny your loan

Helpful Tip - Every seller in todays market is making sure that the buyer interested in their home has a strong pre-approval.  

This tells them that you are able to get the money needed to purchase their home. When you get your pre-approval at that time you will get an idea of what your monthly mortgage payments will be and what interest rates are on the type of loan you want. You will also have different options on how much of a down payment you would like to put down.
